Nearly every no-cool emergency we run in August was visible in April. A capacitor already reading below tolerance, a condenser coil packed with cottonwood, a condensate line half full of sludge. None of those announce themselves while the weather is mild, and all of them fail on the hottest day of the year because that is when the system is working hardest.

What a Tune-Up Actually Involves

Start at the Control
We confirm the thermostat calls correctly and the system responds before opening any panels.

Take the Readings
Pressures, superheat and subcooling, and temperature split across the coil. These numbers reveal a charge or airflow problem long before you feel it.

Electrical Checks
Capacitor values, contactor condition, and compressor amp draw. A capacitor drifting out of tolerance is the cheapest failure to catch early.

Clean the Coils
A coil packed with grass clippings and cottonwood makes the system run hot and work harder for less cooling.

Airflow and Drainage
Filter, return sizing, blower performance, and the condensate line. A blocked drain is what puts water through a ceiling.

Report the Findings
What is fine, what is drifting, and what needs attention now with a price. Nothing gets repaired without your approval.

What a Spring Visit Buys You
Fewer emergency calls. The parts that fail in August are usually measurable in April. Catching them on a scheduled visit costs a fraction of an after hours call.
Lower running cost. A dirty coil and a restricted filter both force the system to run longer for the same cooling, and that shows up on every summer bill.

AC Maintenance Questions, Answered
When should I schedule AC maintenance?
Spring, before the first stretch of real heat. Once August arrives everyone is calling at once and the parts that fail are the ones that could have been caught months earlier.
What makes a real tune-up different from a cheap one?
Measurements. Refrigerant pressures, superheat and subcooling, temperature split, capacitor values, amp draw, and static pressure, all compared against spec. If nobody put a gauge or a meter on the system, it was a visual check.
Do I need maintenance if the system is working fine?
That is the point of it. Maintenance is not for fixing a broken system, it is for finding the capacitor drifting out of tolerance or the drain line filling with sludge before either strands you in August.
Why does my drain line keep clogging?
Humid air produces a lot of condensate, and that water carries dust and grows algae in the line. North Texas summers make it worse. An annual flush during maintenance prevents the overflow that ends up on a ceiling.
Should I have both systems serviced in a two system home?
Yes, and it is worth doing together. The upstairs system in a Texas attic works considerably harder than the downstairs one, so it tends to be the one with a developing problem.
Do you service systems you did not install?
Yes, and most of them are. We work on every major brand no matter who installed it.
