A lot of what gets sold as a furnace tune-up is a filter change, a quick look, and a sticker on the side of the cabinet. That is not an inspection. A real one takes measurements: gas pressure, temperature rise, static pressure, flame signal, and amp draw on the blower. Those numbers are how you find the failure that has not happened yet.

Most of the no-heat emergencies we run in January were visible in October. If we find something, you get the diagnosis and the price before any repair happens, and if everything checks out, we tell you that and leave.

He earned his HVAC license in 2015 and built the company on a simple standard: explain the problem, lay out your options with prices, and only then pick up a tool. What a Tune-Up Actually Involves

Start at the Thermostat
We confirm the control is calling correctly and the system responds the way it should before opening anything up.

Combustion Check
Burners, igniter, flame sensor, and gas pressure. Clean, steady combustion is both an efficiency question and a safety one.

Take the Measurements
Temperature rise, static pressure, and blower amp draw. Numbers outside spec point at problems long before they become breakdowns.

Airflow and Filtration
A restricted filter or an undersized return makes a healthy furnace overheat and shut down. We check what the system is actually breathing through.

Clean and Tighten
Blower compartment, sensors, and electrical connections get cleaned and checked. Loose connections cause a surprising share of winter failures.

Tell You What We Found
You get a plain report: what is fine, what is wearing, and what needs attention now with a price. No pressure attached.
Why Bother
What a Yearly Visit Actually Buys You
Combustion safety. A cracked heat exchanger or a failing flame sensor is not something you notice from the living room. It is something a technician finds with a meter.
Lower running cost. A dirty burner and a restricted filter both make the furnace work harder for the same heat. That shows up on the gas bill every month.
Fewer emergency calls. Most January no-heat calls were a worn igniter or a dirty sensor in October. Catching those on a scheduled visit is far cheaper than at 10pm.
A longer service life. Equipment that runs clean and within spec lasts longer. Neglect is the most common reason a furnace dies early.
Warranty protection. Most manufacturer warranties expect documented annual service. Skipping it can cost you coverage right when you need it.

Furnace Maintenance Questions, Answered
How often does a furnace really need servicing?
Once a year, ideally in the fall before you need it. Annual service is also what most manufacturer warranties expect, so skipping it can quietly cost you coverage.
What is the difference between your tune-up and a cheap one?
Measurements. A real tune-up records gas pressure, temperature rise, static pressure, and blower draw and compares them against the specification. If nobody put a meter on your furnace, it was a visual inspection with a sticker.
My furnace is working fine. Is maintenance really necessary?
That is exactly when it is worth doing. A tune-up is not for fixing a broken furnace, it is for finding the worn igniter or dirty sensor that would otherwise strand you on the coldest night of the year.
How long does a tune-up take?
Usually around an hour for a single system in good condition. Longer if we find something that needs a closer look, and we will tell you what we are doing and why.
Will you try to sell me a new furnace?
No. Plenty of the furnaces we service are old, and plenty of those have years left. If yours is genuinely near the end we will say so plainly, but a tune-up is not a sales call.
Do you service furnaces you did not install?
Yes, and most of them are. We work on every major brand regardless of who put it in.
