Duct length and duct condition. In a spread out Oak Point floor plan, the branch feeding the far bedroom may be forty feet of flex with a couple of sags in it, and every foot costs airflow. Closing vents elsewhere makes it worse. We measure static pressure and airflow at the register to find the real restriction.
We have a lot of trees. Does that affect the outdoor unit?
Yes, more than people expect. Leaves and seed pods pack into the condenser coil and cottonwood is the worst of it. A blocked coil makes the system run hot, work harder, and fail earlier. It is one of the first things we clean and check on a maintenance visit here.
The house has two systems. Do I have to replace both at once?
No. They often age at different rates depending on which one carries more load. We will tell you honestly if one has years left. Replacing both together sometimes makes sense for cost reasons, but that should be your choice, not an assumption.
Do you handle plumbing on larger homes?
Yes. Water heaters, drain cleaning, and pipe repair. Bigger homes often have two water heaters or long runs to a far bathroom, and that is normal work for us.
