Replacing a furnace is the most expensive thing most homeowners will ever do to their heating system, and it is also the easiest one to get wrong. The usual mistake is not the brand. It is the size. A contractor eyeballs the old unit, orders the same tonnage, and moves on, which means a house that was uncomfortable before is uncomfortable after with newer equipment.

Assess What You Have
We start with the furnace you already own. Sometimes a replacement is clearly overdue. Sometimes it is a repair, and we will say so.

Measure the House
Square footage, insulation, windows, and duct condition all change the answer. We size the equipment to the building, not to the old label.

Fix the Duct Side
A new furnace on undersized duct still underperforms. If the duct needs work to make the system function, we tell you before install day, not after.

We start it up, measure gas pressure and temperature rise, run a full heating cycle, and confirm the system performs the way the numbers said it would.
When to Replace
Signs It Is Time For a New Furnace
Fifteen years or more. Most furnaces run fifteen to twenty five years. Past that you are managing risk rather than reliability, and planning beats a January failure.
Repeat repairs. One repair on an older unit is normal. A third call in the same season usually means you are financing a replacement one part at a time.
Bills climbing for the same comfort. An aging furnace burns more fuel to deliver less heat. If the house feels the same but the bill does not, the equipment is losing ground.
A cracked heat exchanger. This one is not a judgment call. A cracked exchanger is a combustion safety problem and the furnace comes out of service, full stop.
Rooms that never balance. If half the house has never been comfortable, replacement is the moment to fix the cause instead of installing a new unit onto the same problem.

Furnace Replacement Questions, Answered
How long does a furnace replacement take?
Most straight changeouts are a single day. Jobs that also involve duct modifications, moving the unit, or venting changes can run into a second day. We tell you which one yours is before we start, so you can plan around it.
How do I know what size furnace I need?
Not from the label on the old one. Proper sizing comes from the house: square footage, insulation, window area, ceiling height, and the duct that has to distribute the air. Oversizing is the more common error and it causes short cycling, noise, and uneven rooms.
Is a high efficiency furnace worth the extra cost?
Sometimes. The payback depends on how much you actually run heat, which in North Texas is less than in colder states. We will show you the price difference and let you decide rather than assuming the expensive one is automatically right.
Do I have to replace the air conditioner at the same time?
Not necessarily, but it is worth asking. The furnace and the indoor coil share a cabinet and an airflow path, and if the AC is a similar age, doing both at once usually costs less than two separate visits. If your AC is young, leave it alone.
What happens to my old furnace?
We remove it and dispose of it as part of the job. You do not end up with a furnace in the garage.
Can I finance a new furnace?
Yes. HMS offers financing through our partner. The application is online, most people get a decision quickly, and approved work goes straight on the schedule.
