Warning Signs
Signs Your Water Heater Needs Attention
Water around the base. Any water pooling under a tank needs looking at today. Sometimes it is a fitting or the relief valve. Sometimes the tank has gone and it will not improve.
Hot water runs out fast. Sediment builds in the bottom of a tank and takes up room that used to hold water. A flush sometimes fixes it, and sometimes it is the tank's age showing.
Rumbling or popping noises. That is water boiling underneath a sediment layer. It is a sign the tank is working harder than it should and is not doing it any good.
Rusty or discoloured hot water. Often a spent anode rod, which is a cheap part designed to corrode so the tank does not. Left too long, the tank starts corroding instead.
Ten to twelve years old. That is the working life of a typical tank. Past it you are gambling on where the water goes when it finally fails.

Water Heater Questions, Answered
How long should a water heater last?
A conventional tank typically runs ten to twelve years, sometimes longer with regular flushing and a replaced anode rod. Tankless units last considerably longer, often twenty years, provided they are descaled on schedule.
There is water under my tank. How urgent is this?
Urgent. It might be a fitting or the temperature and pressure relief valve, both of which are repairs. It might be the tank itself, and a tank that has started leaking does not stop. Shut off the water supply to it and call.
Is tankless worth the extra cost?
It depends on the household. Tankless gives endless hot water and lasts longer, but costs more up front and often needs gas line or venting changes. For a family that runs out of hot water every morning it is a genuine improvement. For a couple in a small house the payback is slow.
Why does my hot water run out so quickly?
Usually sediment. Minerals settle in the bottom of the tank and occupy space that used to hold water, so a fifty gallon tank behaves like a forty gallon one. A flush sometimes recovers it. On an older tank it is often the age showing.
Can you replace a water heater the same day?
Often, depending on the type and size and whether we have that unit on hand. When we cannot, we tell you honestly when we can rather than leaving you guessing.
Do you handle both plumbing and HVAC?
Yes, both in house. Same company, same crew, same phone number. For most of our customers that is the whole point.
