Lake Homes Behind the Gate

Located Just South of You

Serving Lake Kiowa for 10+ Years

Lake Kiowa is a private, gated lake community in Cooke County, north of Pilot Point, built around a lake and a golf course. Homes here date from the 1970s on, many of them full time residences for retirees and some of them weekend houses, with a mix of original lake homes and newer builds.

Lake air means humidity, and older lake homes often have systems that struggle to keep up with it. Weekend homes have their own issues, since problems can go unnoticed for days. We handle the gate access with you ahead of time so the visit goes smoothly. Our shop is in Krugerville, about thirty minutes south. HMS Heating & Air Conditioning has been in business since 2015.

Frequently Asked

Questions

What Lake Kiowa residents ask us about gate access, humidity, and weekend homes.

Still not sure, call our team (940) 222-9313
How do you get through the gate at Lake Kiowa?

When you book, we confirm your address and ask you to leave our company name with the gate. That way our tech is not held up on arrival.

Do you come up to Lake Kiowa regularly?

Yes. It is about thirty minutes north of our Krugerville shop, and we pair visits there with calls in Valley View and Tioga.

The house feels sticky even with the AC running. What can help?

Humidity near the lake makes it harder for an AC to keep up. Checking the system size, refrigerant charge, and fan settings often helps, and a dehumidifier can be added in some homes.

We only use the house on weekends. How should we set the system?

Leave the AC set a few degrees higher in summer rather than off, to control humidity. In winter, keep the heat on low to protect pipes. A smart thermostat lets you check on it from home.

Can you install a main water shutoff that is easy to reach?

Yes. An accessible shutoff valve makes it simple to close up a weekend home and limits damage if a pipe leaks while you are away.

Do you offer financing for lake homes?

Yes. Our financing partner takes applications online and replies quickly, and approved jobs are scheduled promptly. See the financing page.

We came back to a warm house. What should we check first?

Check the thermostat setting and batteries, the breaker for the outdoor unit, and the filter. If the system will not start or the air is not cool, call (940) 222-9313.
